SCEP inspection preparation for Westside owners and managers.

Searching from Culver City, Santa Monica, Beverly Hills or another Westside city does not prevent you from preparing a qualifying City of Los Angeles rental for LAHD. Start with the property address and notice.

Owner location ≠ property jurisdiction

Westside city boundaries change quickly. The rental parcel controls.

Culver City, Santa Monica, Beverly Hills and West Hollywood are separate cities, while Pacific Palisades, West Los Angeles, Mar Vista, Palms and many nearby neighborhoods are within the City of Los Angeles. A short drive can cross several jurisdictions.

The owner or property manager may be anywhere. We verify the agency named on the notice and the actual rental address before treating the request as LAHD SCEP readiness, then schedule the private walkthrough at the property.

Search locally. Manage remotely.

Your current location does not delay the property review.

The useful starting point is the City of Los Angeles property address, the LAHD notice and the scheduled inspection date.

Document-first intake

From a remote search to an on-site readiness plan.

  1. 01

Send the notice and property address

Use the secure form from home, work or while traveling. We review the agency, date and complete notice.

  2. 02

Confirm City of Los Angeles fit

The owner’s location is irrelevant to jurisdiction; the rental property and LAHD notice control.

  3. 03

    Walk the rental property

Visible, accessible areas are reviewed at the Los Angeles property within the agreed private scope.

  4. 04

    Receive the written action plan

Photo findings are prioritized and routed to maintenance, licensed trades, permit review or a specialist.

Questions from Westside

Where you search is not where SCEP applies.

Have the Los Angeles rental property address ready.

Can I search from Culver City and schedule work in Los Angeles?

Yes. Your current location does not control the service. We use the address of the rental property and the agency shown on its notice.

Does LAHD SCEP cover Santa Monica or Beverly Hills properties?

No. Those are separate cities. An owner based there can still engage us for a different qualifying property inside the City of Los Angeles.

Is Pacific Palisades part of the SCEP service area?

Pacific Palisades is within the City of Los Angeles, but LAHD determines whether the particular rental property is covered or exempt.

Can a manager send the notice for the owner?

Yes, provided the manager is authorized to coordinate the property. We still confirm the correct property, inspection date and access contact.

LAHD date already set?
